Before you buy a rental property there are certain things you will need to take into account. After looking over these factors you should be able to confidently make your decision.

• How affordable is this area, is it within your budget, what rental yields can be achieved?
• What are the essential services like and is the property near any? (e.g. Hospitals, Universities - drive rental demand and also rent values).
• How familiar is the area to you?
• What are the schools like around the property?
• What is the transport like? Is it near the M1 or a train station?
• What area is most suitable for the tenants you are trying to attract? (e.g. Professionals, students, families).
• What is the areas reputaion and what are the crime rates?
• What kind of job opportunities are in this area?
• Are there any shops or lesure facilities near by?
• Is there any pland bulding work that may affect the area?
• Is there any work that needs to be done before you rent it? 
• What is the history of the property from when it was last on the market?
