Provision of Information
First you will need to complete our application form and submit some documents of confirmation: proof of your ID, bank statements, proof of your address over the last few months and evidence of your earnings.
Conveyancing
Conveyancing is simply the process between putting in an offer and the sale completing, ending in you being the legal owner of the property. A conveyancer, or a conveyancing solicitor will take care of your conveyancing for you. We work along side deveral different conveyancing solicitors.
Exchanging Contracts
In England, exchanging contracts is the last stage of the legal process. After this point you cannort pull out - without losing your deposit and the legal costs.
At this point all searches will be complete and you will be ready to purchase the property. You will be asked to pay a deposit, which is usually 10% (however it may be 5% or if it is a second home it may be 25%). You need to pay this deposit, as well as other costs such as stamp duty. You will also need to sign any legal contracts or documents given to you by your solicitor or conveyancer. Both the buyer and the seller are required to sign identical contracts for the sale to become legally binding.
